Title Examiner / Coordinator:
We are seeking a detail-oriented Title Examiner to join our team. The successful candidate will be responsible for reviewing and preparing title commitments and final policies, ensuring accuracy and compliance with lender requirements. A license is preferred but not required.
Key Responsibilities
- Title Review and Preparation:
- Review title exams, recorded documents, chain of title, and all exceptions on property files.
- Prepare accurate title commitments and final policies, verifying updated chains, waiving or adding requirements as needed.
- Clear title defects and obtain necessary documents to ensure marketable title.
- Legal Description Verification:
- Verify metes and bounds/lot legal descriptions by researching property, address, and owner details.
- Review tax statements, assessments, plat maps, and parcel numbers.
- Resolve issues related to legal descriptions prior to issuing final title commitments.
- Lender Coordination:
- Respond to lender inquiries and ensure all items on the title commitment are accurate.
- Work closely with escrow to adhere to lenders’ title orders, compile and complete lender title requirements, and send documents in a timely manner, including issuance of Closing Protection Letters (CPLs).
- Survey Management:
- Order and review surveys for each property.
- Update lenders with survey copies and any updated commitment exceptions.
- Document Review:
- Review Powers of Attorney (POAs), Trust documents, Estate, and Divorce cases.
- Conduct thorough reviews of Trust documents to identify Trustees and successor Trustees.
- Analyze divorce/separation agreements to identify division of marital property.
- Review Estate dockets to verify if the estate is open or closed and if a certificate of title has been issued.
- Record Keeping:
- Maintain the final title insurance policy register.
Qualifications
- Strong attention to detail and analytical skills.
- Experience in title examination, real estate, or related field preferred.
- Knowledge of legal descriptions, surveys, and title insurance processes.
- Ability to work collaboratively with escrow and lenders.
- Title examiner license preferred but not required.
Work Environment
This role involves close coordination with escrow officers, lenders, and other stakeholders to ensure smooth and timely title processes. The candidate must be able to manage multiple tasks and meet deadlines in a fast-paced environment.
